Two very different jobs wearing one contract

During term a school is a high traffic public building with a fixed daily rhythm and no tolerance for a closed restroom. Between June and August the same building is a construction site where the entire floor programme, the deep clean and every deferred repair have to happen in one window.

Districts get burned when a vendor is priced for the first job and discovers the second one in May. The summer programme runs late, the finish coats are laid the weekend before opening, and the floors are soft under foot on the first day of term.

We price the two seasons separately, publish the summer calendar in March, and build in slack so the last building is signed off with a week to spare rather than an hour.

Week eight exists so that a burst pipe in week three does not push a finish coat into the week teachers return. It is not padding, it is the reason the programme lands early.

Why the summer floor programme runs early or not at all

A newly refinished VCT floor needs time. The finish cures over days, not hours, and a floor walked on the day after the fifth coat will mark, scuff and haze in a way no amount of burnishing fixes later.

That is the whole argument for finishing early. It is not about tidiness. A programme that ends nine days before opening produces a floor that is genuinely hard when the first class walks on it. A programme that ends on the Sunday night produces a floor that looks perfect in the photograph and tired by October.

Green cleaning in a school, and why it is not optional

Children have higher respiratory rates relative to body mass and spend six hours a day in the building. Illinois districts increasingly require green cleaning products in schools, and it is good practice regardless.

Our chemistry conforms to Green Seal GS-42 across the education portfolio: dilution controlled dispensers rather than ready to use bottles, no aerosol air fresheners masking a cleaning failure, HEPA filtered vacuums, and microfibre rather than chemical volume as the primary soil removal method.

Questions

About education

Can you cover both term time and the summer programme?

Yes, and they are priced as two lines because they are two different operations with different crews. The term time programme is a fixed nightly crew plus day coverage. The summer programme is a floor care team working a published calendar. Bundling them into one annual number hides which half is under funded, which is exactly the information a district board needs.

How do you handle a norovirus outbreak?

We switch the affected zones to a product registered on EPA List G against norovirus, which usually means a different chemistry and a longer contact time than the daily product. Rounds increase, cloths are single use, and the response is documented daily until your school nurse clears it. The protocol is written into the scope in advance so it is a decision you make in September, not at 7am in February.

Do you clean the commercial kitchen?

The surround, the serving line exterior, the dining floors and the tables, yes. The cooking equipment, the hood, the grease interceptor and anything under your food safety plan stays with your food service contractor and their specialist hood cleaner. Splitting it any other way creates a gap in an inspection that neither party can defend.

What happens on snow days and closures?

It is written into the contract. A closure with notice becomes a credited day or is redirected to deep clean work, at your choice. A closure called at 5am is credited. Nobody should be paying for a full crew on a building nobody entered, and no district should be arguing about it in March.
