What is actually different about Schaumburg and the Northwest

The Northwest suburbs are a campus market. An account is rarely one building. It is a headquarters plus two flex buildings plus a warehouse, spread across a business park, sharing a loading dock and a single facilities manager who is responsible for all of it.

That changes the crew structure. A campus is cleaned by a travelling crew working a route rather than by a fixed crew sitting in one lobby, and the supervision model has to cover multiple addresses in one shift without anyone driving for half of it.

It also changes the reporting. A campus facilities manager needs a score per building and a roll up, not one number for the whole account, because the flex building is a different problem from the headquarters.

Medical office buildings

The Northwest corridor is dense with multi tenant medical office buildings, and they are the most commonly mis-scoped facility type in commercial cleaning. Common areas belong to the landlord and clinical suites belong to each practice, and the boundary is usually the suite door.

What goes wrong is that nobody scopes the corridor outside a busy practice at the frequency its traffic actually needs, and the landlord and the tenant each assume the other has it. We draw the line on a floor plan and name it in the scope.

Light industrial and flex

Elk Grove Village is one of the largest industrial parks in the country, and the flex stock around it is a hybrid: office at the front, warehouse at the back, one lease, wildly different cleaning requirements per square foot.

A flex building priced at a single blended rate per square foot is priced wrong in both halves. We measure and price the office and the warehouse portions separately, because they support productivity rates that differ by a factor of six.

Parking, which sounds trivial and is not

Suburban campuses are surface parked, which means grit and de-icing salt come in on every shoe all winter. Between November and March a Northwest campus needs matting maintained at a materially higher frequency than a Loop tower, because the salt load is what destroys the floor finish.

Can one contract cover our whole campus?

Yes, and it should. One contract, one account manager, one monthly pack, with a separate inspection score per building inside it. What you should refuse is a single blended rate across a campus with mixed use, because it hides which building is under funded until the service degrades there.

How do you price a flex building?

By measuring the office portion and the warehouse portion separately and applying the right productivity rate to each. Open plan office runs around 3,200 to 4,500 cleanable sq ft per labour hour. Warehouse aisle on a ride on scrubber runs 18,000 and up. A single blended rate across both is wrong twice, and always in the direction that costs somebody money.

Do you handle winter salt?

It is written into the Northwest scopes as a seasonal frequency change rather than left to judgement. From November to March matting is extracted more often, entrance floors are neutralised to lift salt residue, and the burnish cycle tightens. Salt left on a floor finish for a season is the single largest driver of premature strip and refinish in a surface parked building.
