What is actually different about Oak Brook and DuPage

DuPage has the highest concentration of ambulatory surgery centres in our portfolio, and they set the operating standard for everything else we do out here. A surgery centre needs named technicians, cleared before their first shift, working to product labels rather than to habit, with contact times logged.

Once a crew is trained to that standard, the headquarters building two exits down gets the benefit whether it asked for it or not. It is one of the arguments for a contractor with a real medical practice rather than a generalist who has one clinical account.

The second thing about DuPage is that the buildings are new. Much of the corridor stock is post 2000, which means polished concrete, LVT and terrazzo rather than VCT, and none of those three should ever receive a wax coat.

Ambulatory surgery centres

Terminal cleaning between cases or at close, on a schedule set by your infection control plan rather than by our convenience. Named technicians only, cleared and badged, trained on the specific product labels present in your building.

The number your surveyor will ask about is contact time, and the answer needs to be a log rather than a reassurance. We keep those logs for twelve months and hand them to your infection preventionist on request.

New build floor surfaces

Polished concrete, LVT and terrazzo dominate the newer DuPage stock, and all three are routinely damaged by contractors applying a floor finish to them out of habit. Polished concrete is maintained with a densifier and a guard, LVT is machine scrubbed and almost never waxed, and terrazzo is honed and polished mechanically.

If a previous vendor has already coated one of these, we will price the removal honestly and tell you it is slow work, because it is.

Distribution along the corridors

The I-88 and I-355 distribution stock runs long shifts and needs the floor cleaned around live traffic. Ride on scrubbing on an agreed route, high visibility PPE, and a spill response window that a floor supervisor can rely on.

Questions

About Oak Brook and DuPage

Do you clean ambulatory surgery centres?

Yes, and it is a significant part of what we do in DuPage. Routine cleaning against your case calendar, terminal cleaning between cases or at close per your infection control plan, with named cleared technicians and logged contact times. The logs are retained for twelve months and are available to your infection preventionist whenever they want them.

Our floors are polished concrete. Do they need waxing?

No, and a wax coat would be a mistake that costs real money to reverse. Polished concrete is maintained mechanically: dust mop, autoscrub with a neutral cleaner, and periodic reapplication of a densifier and guard. If it has lost its sheen the answer is a re-polish at the correct grit sequence, not a coating.

Can you cover a mixed portfolio out here?

That is the normal shape of a DuPage account. A medical suite, a headquarters building and a distribution facility can sit on one contract with one account manager, with a separate crew structure and a separate inspection score for each. What they share is the reporting and the escalation path, which is the part a facilities director actually interacts with.
